A retaining wall can fit inside a development while the soil nails behind it extend beyond the property line. At Vista Monterey in Corona, the available easements changed which earth retention system could be used along the site.

Sares Regis Group retained Cefali & Associates to design top-down retaining walls. Soil nails supported sections where easements were available, and soldier pile walls continued the retention on either side where nail easements were not permitted.

Site conditions

Two retaining systems along one development

Room behind the wall

The tallest soil nail section reached 25 feet and used five rows of nails. The property line limited nail lengths. A wall layout therefore needs to account for the ground occupied by its support, as well as the visible retaining face.

Support as excavation progresses

Vista Monterey used top-down retaining construction. In this approach, the support develops as excavation proceeds downward. Retained height, ground conditions, and the construction stages influence the wall design.

Transitions between wall types

The soldier pile sections met the soil nail wall where the available property rights changed. Both systems received a decorative BoulderScape rock face, bringing different structural arrangements into the finished development.
